There is parking for 10 cars, and a large yard that is fenced in, which is great for young children and dogs. Lake access is on the other side of the fence, across from a shared driveway. Our cozy lakeside cottage is located in the beautiful Finger Lakes region on the Western shore of Honeoye Lake. It is the perfect quiet getaway for couples or a family. This two bedroom, one bathroom cottage is cozy and recently updated. The cottage is 440 square feet with two small bedrooms in the rear, one bedroom with a single bunk and the other with a single/double bunk. As of 2017, we have a brand new massive deck that is approximately 16X24 and extends out towards the water with an amazing view of the lake. The cottage is affordable yet has many comforts of home with a 3 piece bathroom. Kitchen includes full size fridge, microwave, stove, kettle, coffee maker. Also Window AC Unit, TV, internet access, dvd player and propane BBQ. The galley kitchen is fully equipped with all kitchen utensils so bringing your own items is not required. The kitchen table extends out and a shelving unit is available for storage. The living area has a futon couch which doubles as extra sleeping space and has two large chairs by the window providing a great lake view. Hiking or biking trails offer various levels of ability. Harriett Foster State Park is nearby and the view of Honeoye Lake is absolutely breath taking. It not only has walking/hiking trails, but has mountain biking trails for the adventurist. Cumming Nature Center is a short drive and offers an educational building as well as various walking trails. There are numerous biking trails in the Finger Lakes region and also the Erie Canal Trailway. Honeoye Lake has a state boat launch and the lake offers all kinds of water sports. There is Trident Marina (585-229-2271) located on the lake for rental needs. You can also contact Canadice Lake Outfitters in Springwater for kayaks, canoes, and paddle boards for delivery right to you (585-669-9512). There are several golf courses within a short drive into Victor, Naples, Canandaigua, or Rochester. A favorite to all is Grimes Glen, in Naples, where you can walk within a gorge along a creek to beautiful waterfalls. Naples also has a Farmer’s Market, Monica's Pies for great homemade pie and jams, and the Bristol Valley Theater. Take time to visit the Wizard of Clay pottery shop, which is just over three miles away. Here you will find beautiful pieces of artwork and functional clay pieces. If you are looking for a day trip: Victor has the Eastview Mall and the Finger Lakes Scenic Railway. The Honeoye Lake area is filled with artists, musicians, farmers, skilled laborers, quaint store fronts, retirees and families who contribute to this diverse community spirit of creativity, history, and a home town feel. Like the Native Americans who lived and worked the land here over two hundred years ago, the people of the community who live and work here today feel blessed with the natural beauty surrounding them. Boat rental is available as well. We have a 21' Century Arabian boat. Check out the pictures to view. More images can be emailed as well. RULES 1. CHECK-IN. Check-in time is after 3:00 P.M. EST. Check-out time is 10:00 A.M. EST. No early check-ins. 2. SMOKING. This is a non-smoking cottage. 3. PETS. Pets are not permitted. Cutaia Development LLC is not responsible for damages to/from a pet on the property. 4. OCCUPANCY. Occupancy is restricted to no more than 10 persons. 5. DISRUPTIVE BEHAVIOR. Absolutely NO house parties allowed! We maintain a family atmosphere for the quiet enjoyment of neighbors and other guests. We rent only to families, couples and responsible adults. Guests who misrepresent themselves and/or Guests who are disruptive will be required to vacate the property immediately without refund. 6. DAMAGE/RESERVATION DEPOSIT. A damage/reservation deposit of $500 is required for weekly stays ($250 for weekends). This must be received with the advance payment outlined in # 7 below. The deposit automatically converts to a security/damage deposit upon arrival. The deposit is NOT applied toward rent; however, it is fully refundable within 14 days of departure, provided the following provisions are met: a. No damage is done to cottage or its contents, beyond normal wear and tear. b. No charges are incurred due to contraband, or collection of rents or services rendered during the stay. c. All debris, rubbish and discards are placed in refuse containers outside and soiled dishes are cleaned and placed back in appropriate cabinets. d. All doors and windows are locked. e. All charges accrued during the stay are paid prior to departure. f. No linens are provided, so remember to bring and remove your own. 7. PAYMENT. An advance payment equal to 50% of the rental rate is required to reserve dates. The advance payment will be applied toward the rent. Please make payments in the form of bank money order, cahiers check, or personal check, made payable to Cutaia Develop LLC. The advance payment is not a damage deposit. The balance of rent is due 30 days before the arrival date. If booking less than 60 days in advance, payment must be sent in full. 9. MINIMUM STAY. This Property requires a two-night minimum stay. The minimum stay increases during holidays (three-night minimum) and peak season (seven-night minimum). 10. CLEANING FEE. The cottage is cleaned and inspected prior to check-in and after departure. There is a $75, non-refundable fee for this service. Guests are still responsible for reasonable cleanliness. There is to be no food left behind, the floor should be broom-clean and trash must be properly disposed of. Owner is authorized to reasonably charge Guest for any damage or excessive cleaning incurred, and for time and materials required to correct inventory problems. (See #6.) 11. NO DAILY MAID SERVICE. Daily maid service is not included in the rental rate. 12. FALSIFIED RESERVATIONS. Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and Guest will not be permitted to check in, or removed from the property without refund. 13. WRITTEN EXCEPTION. Any exceptions to the above-mentioned policies must be approved in writing in advance of check-in. 14. PARKING. Parking is limited to four vehicles. Vehicles are to be parked in designated parking areas only. Parking on the road is not permitted. Any illegally-parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner. 15. STORM/LAKE POLICY. No refunds will be given for storms or acts of nature that prevent the use of the lake. 16. DAMAGE/INJURY/LOSS. Guest is solely responsible for any property damage, accident, or injury to any person or loss sustained by any person, including loss of money, jewelry, and other items of personal property arising out of or in any way related to Guest’s use of the property or items of personal property provided by Owner. Guest shall inspect and become familiar with proper use and application of such items prior to using them. Guest herby agrees to defend and indemnify and hold Owner harmless from any and all claims, including those of a third party arising out of or in any wary related to Guest’s use of the property or items of personal property provided therein. Guest assumes the risk of injury (including death) or other losses related to the lake, boating, or other recreational activities and will defend and indemnify and hold Owner harmless with respect thereto. Guest agrees that liability includes missing or damaged home contents. Owner is not responsible for articles lost, stolen, or left behind. 17. RIGHT TO ENTER. Owner and/or his agents and employees may enter the Property for necessary repairs, maintenance, or other purposes. 18. PHONES. The cottage has no telephone. Cell phone reception works well. 19. Cable / Wifi. Time Warner cable and wifi is provided.

This home features 2 main floor bedrooms one with a queen and one with a full size bed. There is also loft space with 4 single beds. Also included is a sleep sofa and futon. There are 1.5 baths and a fully equipped, open kitchen. Renovations have recently been done to the kitchen. The living room has unobstructed, stunning lake views. There is a private dock with 50 feet of lake frontage. There are canoes available for guest use as well as a gas grill and fire pit. The house also has cable tv and plenty of games available for those family fun nights. The water filtration system has been updated as well.

There is a wall-of-windows Florida room with stunning views of the lake and a second gas fireplace, along with plenty of seating. The 3 bedrooms sleep 6 (master has king bed, while other 2 bedrooms have full-sized beds), with a queen sofa-sleeper for 2 additional guests in the living room. The level yard and large back deck open to 90 feet of direct access to Honeoye Lake, and the attached deck has plenty of seating and is fenced & gated, which is great for our younger guests. The large yard has lots of space for games, and a stamped concrete walkway from the house leads to a patio not far from a wood-burning fire pit perfect for night-time relaxation or marshmallow roasting. Russ’ Roost includes a seasonal dock that allows space to sunbathe, fish, or load and unload passengers from boats, kayaks, canoes, or jet skis. Boat rental is available nearby. The shallow water and ability to walk in from the shore makes this a great property for families. There is parking in the driveway and also a 2-car attached garage. The home includes full kitchen (glassware, dishes, cooking/baking & utensils, etc.) as well as linens (sheets and towels), laundry, and WiFi is available. Located at the southern end of Honeoye Lake, you’re within a 20-minute drive to Naples and 5 minutes from the Town of Honeoye. We are located less than 10 miles from Hunt Hollow Ski Club and 15 miles from Bristol Ski Resort. We’re also within a 30-minute drive to 3 public golf courses (Lima Country Club, Parkview Fairways Golf Course and CenterPoint Golf Club). This location also makes it convenient to many restaurants, wineries, shopping, hiking and much more. The house is about 45 minutes from the Rochester Greater International Airport. This home has clean and purified well water, however many guests prefer to bring bottled water for drinking. Please note that we have outside cameras by the garage that do not record and are not monitored, but are there so we can be aware of activity while no one is staying at the home. We also have motion sensors in the home as part of a security system (which is off during rental stays) and have a "smart hub" with remote sensors to monitor water leaks and prevent pipes from freezing. We respectfully request you do not disconnect this hub, as it is vital for us to maintain the home when no one is there and be notified of emergencies. We do not adjust or monitor anything while renters are present unless you notify us of a problem.

Located on the quiet west side of Honeoye Lake, just 1.1 miles from the town of Honeoye, this updated 2 bedroom 1.5 bath cottage is new to the rental program. A large deck overlooks the lake and is a great location for relaxing and grilling dinner. A long 200 foot grassy backyard slopes down to the 50 feet of private lakefront, seawall and dock. Bookings are Saturday to Saturday in July, August, and early part of September. Shorter stays are negotiable off season. Our 50' wide lakefront property has a level walk to the lake or to the dock, fishing off of which is loads of fun. Lake access is just a step into it or a boat ride off the end of the dock! (Please wear water shoes.) The lovely lapping sound of water puts your mind at ease while you sit on our spacious patio with plenty of seating, table space, sun-shading umbrella and Weber grill. We have lawns on both sides of the road that provide for plenty of room to play games. The road, off the main drag, is quiet and neighbors are friendly. The fire pit is great for roasting marshmallows or making s'mores. Restaurants, stores, gas stations, wineries and scenic trails are all a short distance away. Our favorite two restaurants in town are only five minutes away from the cottage. With three bedrooms, two of them have queen beds, the third one has a single and trundle bed. All bedrooms have in-window air conditioners. The living room also has an air conditioner large enough to make living comfortable in the rest of the house. One bathroom has a full tub/shower combination; the second bathroom has separate shower and toilet facilities. Washer and dryer are there for your convenience.
